Financial Analyst (Sherman Oaks, CA)

IMT Residential is a leading, nationwide multi-family residential investment and property management firm headquartered in Sherman Oaks, California. We're a rapidly growing company with a fabulous opportunity for the right candidate.

The Financial Analyst is responsible for overseeing and analyzing utility expenses for all properties in IMT's portfolio, recommending methods to reduce usage and expenses. The position requires strong analytical skills, and the candidate must have prior experience with high-level cost analysis.

Essential Duties and Responsibilities
• Perform high-level analysis of utility usage and expense, including comparing IMT's properties on a property by property basis, by region and against other comparable properties.
• Recommend methods to decrease utility usage and expenses by property/region, including monthly/quarterly presentations to management.
• Oversee the processing of utility invoices, ensuring invoices are accurate and paid timely.
• Prepare monthly water billing for all properties.
• Oversee the setup of new properties, including contacting vendors and setting up the property in the management software.
• Prepare utility accruals for financial statements.
• Work with community managers and regional managers to investigate utility usage and patterns.
• Point of contact for the company on any utility related questions.
• Other projects and tasks as needed.

Requirements
• Strong analytical skills, problem solving ability and attention to detail a must.
• Strong ability to analyze energy costs and determine logical conclusions.
• Must have professional written and oral communication skills to present effectively to upper management.
• Ability to take direction, multitask and work independently on day to day tasks plus meet weekly/monthly department deadline
• Must possess excellent time management skills, organization and flexibility
• Ability to handle a variety of tasks simultaneously and be detail oriented.

Qualifications and Experience
• Bachelor's degree in Accounting, Finance, Business or other related fields
• Minimum of 5 years experience with similar cost savings projects and analysis.
• Prior experience with utility analysis or utility consumption a plus.
• Strong computer skills, including advanced knowledge of Excel and PowerPoint.
• Experience with MRI and UtilityTrakR a plus, but not required
• Knowledge of corporate finance and financial and accounting principles.

Salary: $55,000 - $65,000

Senior Project Accountant (Downtown - Exposition Park)

The Natural History Museum of Los Angeles County is seeking a Senior Project Accountant for your Finance department. This position will report directly to the Director of Budgets and Financial Reporting. The Senior Project Accountant will be responsible for the day-to-day accounting, cash management, internal controls, financial analysis, financial/compliance reporting and maintaining files related to Museum's tax-exempt bonds and Museum Project. This position will assist in the preparation of Museum's annual County budget including financial reporting, cash management and financial projections related to Museum's County Budget . This position will be responsible for the monthly reconciliation and analysis of the Museum's various investment and endowment accounts. This position will also be handling ad-hoc projects "ie: North Campus and 3-D Theater".
The Senior Project Accountant role will also act as a liaison to other departments within the Museum and outside bankers, attorneys and others on matters related to Museum Project, bonds, investments, and County finances.
This position requires strong project/grant accounting and financial analysis experience, advanced experience in tax-exempt bonds and derivative instruments and a demonstrated ability to think strategically and perform detail oriented, quality work.

Responsibilities for this position include, but are not limited to:
  • Manage revenue and expenses, cash disbursements, and collections of reimbursable expenses related to the Museum Project in accordance with SFAS's 116, 117, and 124 (FASB ASC 958) and work as a liaison between Finance and management to ensure proper accounting treatment of transactions related to Museum Project Tax-Exempt bonds and County funds`
  • Responsible for meeting payment obligations related to bonds
  • Perform monthly reconciliations of balance sheet accounts for all Museum Project, Tax-Exempt bonds and Investment related accounts and prepare journal entries as needed
  • Responsible for meeting reporting requirements for bonds and Museum Project grant funders and County including maintaining related files and written communications accordingly
  • Assist Director of Budgets and Financial Reporting with annual County Budget preparation and oversee the approval process of expenses and collection of revenues related to County Budget
  • Prepare accurate and timely financial reports related to Museum Project and County budget as needed, including variance analyses, used by management in preparation of financial projections
  • Prepare complex reconciliations related to Museum Project, Bonds and Investments including calculation of various
  • Assist in the year-end closing process including the preparation of rollforward of capital assets, discounting of pledges and accruals related to Museum Project, Bonds and Investments
  • Provide reconciliations, account activity explanations, and other information as required in the preparation of annual financial statements and tax returns related to Museum Project, Bonds, Investments and County appropriation.
  • Actively participate in the development of accounting procedures and internal controls related to Museum Project, Bonds and Investments
  • Manage chart of accounts related to Museum Project, Bonds, Investments and County budget
  • Provide cross-functional backup to other accounting functions
This position has the following requirements:
  • Bachelors Degree in Business or Accounting, CPA, or CPA candidate preferred
  • 5+ years of prior accounting/finance experience in progressively responsible Financial or Budget Analyst position
  • 3+ years experience with integrated accounting system using multiple cost centers
  • In depth knowledge of accounting theory, Generally Accepted Accounting Principles (GAAP)
  • Advanced experience in Project/Grant Accounting
  • Advanced experience in Financial Analysis
  • Strong, financial modeling/spreadsheets and data analysis.
  • Solid understanding and previous hands-on experience with tax-exempt-bond including bond compliance requirements
  • Advanced experience in accounting for investments including pooled investments and endowments
  • Familiarity with derivative instruments (i.e. SWAPS)
  • Skilled in identifying and resolving complex accounting issues.
  • Strong time management and organizational skills with the ability to consistently meet deadlines.
  • Strong quantitative, analytical, and problem-solving skills with high degree of initiative.
  • Demonstrated ability to multi-task, prioritize, and perform with high degree of attention to detail and accuracy
  • Willingness to be a team player and to be flexible.
  • Prior experience using report writing software (Crystal Reports, F9, Drillpoint)

Law Firm or Professional Service Firm experience is strongly preferred.
Knowledge of OMEGA software (which is used for time / billing and also for GL maintenance).
