Financial Analyst/Underwriter (Valley View OH)

Formed in 1995, the Millennia Housing Companies consists of Millennia Housing Management, Ltd. (MHM), American Preservation Builders, LLC (APB) and Millennia Housing Development, Ltd. ("MHD"), a dynamic, vertically integrated real estate company. Since its inception in 2004, MHD has redeveloped in excess of 2,500 apartment units. MHD's activities include acquiring conventional and affordable rental properties. MHD specializes in acquiring and preserving rental properties receiving rental or other subsidies under Section 8, Section 202, or Section 236 of the National Housing Act, Rural Development, and expiring tax credit properties utilizing the 4% and 9% low income housing tax credits.
Over the years MHD and its affiliates, MHM and APB, have grown into economically diverse organizations with operations in seven states -Ohio, Michigan, Missouri, Indiana, Iowa, West Virginia, and Kentucky. In 2012, MHD has plans to expand operations into new states. In keeping with the vision created by its President, Frank T. Sinito, The Millennia Companies will aggressively continue its growth.
Because of MHD's continued growth, a new position has been created, Financial Analyst/Underwriter. This position will fill a critical role within MHD. We are looking for a candidate who has the skills and background required for the role as well as the ability to work in a fast-paced environment with the initiative and drive to make this new position his/her own.

FINANCIAL ANALYST/UNDERWRITER
Functions
a. Perform detailed reviews of Housing Finance Agency Qualified Allocation Plans (QAPs), Developer Guides and other HFA materials to determine required underwriting criteria as it applies to underwriting 9% and 4% housing credit transactions.
b. Perform detailed review of the HUD Mortgage Assistance Processing (MAP) guide as it pertains to 223a7, 223f and 221d4 loan underwriting criteria and apply these guidelines to financially analyze the feasibility of various transactions including 9%, 4%/bond, acquisition and acquisition/rehabilitation loans.
c. Perform financial calculations for market-rate acquisitions related to equity return on investment, including demonstrating the cash-on-cash return and return of original equity investment for internal and external investment partners.
d. Work directly with various Millennia Housing Development lenders and investors to determine the rates, terms, and conditions of investments/loans to ensure that underwrites incorporate all required fees.
e. Attend to detailed financial analysis of transactions from preliminary underwriting through construction completion (and receipt of IRS 8609s for tax credit transactions). This includes managing and monitoring budget changes through the draw and construction term.
f. Work with Millennia Housing Development, Ltd. staff to prepare applications for tax credits, bonds, and loans.
Qualifications

• Self motivated individual with the ability to work well in a team atmosphere.
• Ability to identify potential issues and challenges early. Demonstrated initiative raising issues and challenges early in the process and recommending solutions to ensure resolution as soon as possible.
• Ability to communicate effectively with staff and outside partners, representing Millennia Housing Companies in a professional manner.
• Demonstrated ability to follow specific and detailed directions and to read, understand and apply regulations, guidelines and/or directives to as to ensure compliance with all requirements in a precise, organized and detailed fashion.
• Ability to work in a fast-paced environment with the ability to balance demands, various projects and various deadlines at one time.
• Ability and willingness to work beyond normal work hours to ensure that deadlines are met.
• Ability to attend in-state and out-of-state trainings on occasion, including Housing Finance Agency trainings, conferences and/or meetings. Candidates need to be able to travel on company and personal time in order to accomplish required tasks, and therefore, need to have a vehicle and valid driver's license.
Experience/Skills
• Bachelor's degree in accounting, finance, economics or mathematics
• 1 to 3 years of demonstrated work experience in accounting, finance or mathematics.
• Demonstrated knowledge of General Accepted Accounting Principles (GAAP) and tax laws.
• Strong analytical and critical thinking skills
• Demonstrated problem-solving ability.
